I lock upon complete disclosure and agreement from my client on closing costs, rate and program.

Standard 3rd party fees:  Credit report, appraisal, title, escrow, and lender fees.  I can structure your loan as a no cost loan, where these fees are paid for.

Fees are quoted upfront upon loan inquiry in my Good Faith Estimate.
